Why buy with Valley Realty Associates

A local team on your side from the first search to the day you get the keys.

Our approach

Your agent. Your side of the table.

When you buy with Valley Realty Associates, your agent represents you, not the seller. We start with a written buyer agreement so the services and the compensation are clear before you tour a single home.

From there it is practical help: searches that send new listings first, offers priced from recent sales, and someone watching every deadline through closing.

Buyer questions, answered

Do I need a buyer agent to buy a home in the Shenandoah Valley?

No, but a buyer agent works only for you: finding homes, pricing offers from recent sales, negotiating repairs and managing deadlines through closing. Buyer representation starts with a written agreement that spells out the services and the compensation.

How is a buyer agent paid?

Compensation is set in the written buyer agreement before you tour homes. A seller sometimes offers to pay some or all of it, and when they do not, it can be negotiated as part of your offer. We go over the options with you up front.

Should I get pre-approved before I look at homes?

You can look first, but a pre-approval letter sets your real price range, and most sellers expect one with an offer. It also shows you the monthly payment before you fall for a house.

How long does it take to buy a home?

With financing, closing typically comes 30 to 45 days after the seller accepts your offer. Inspections and the appraisal happen in that window. Cash purchases can close faster.

What should I check before buying a rural property in the Valley?

Well and septic records and a water test, the survey and any easements, road maintenance agreements, internet options at the exact address, heating fuel and propane tank ownership, and zoning if you want animals, a shop or a short-term rental.

Which areas do you cover?

Harrisonburg, Rockingham County, Staunton, Waynesboro, Augusta County, Shenandoah County, Page County and the towns in between, including Broadway, Elkton, Bridgewater, Massanutten, Woodstock and Luray. Call (540) 607-0682.
