Life here

What is it like to live in Elkton?

Elkton sits where U.S. 33 meets U.S. 340, on the South Fork of the Shenandoah River, between the Blue Ridge and Massanutten Peak. George Conrad built a general store here around 1812, and the settlement was Conrads Store before it was renamed for Elk Run in 1881 and incorporated in 1908. The town calls itself the first permanent settlement west of the Blue Ridge. At 2,941 people in 2020 it is small enough that the town hall, the elementary school and the ballfield are within a few blocks.

The town has real history on its streets. The Jennings House is now Town Hall, and the Miller-Kite House served as Stonewall Jackson's headquarters during the Civil War. The Bon Air and Kite Mansion are listed on the National Register of Historic Places. The Elkton Field Day carnival has run since 1908, and the Elkton Blue Sox play in the Rockingham County Baseball League. In August 2021, Elkton was dedicated as the 50th Appalachian Trail Community.

Elkton is one of the few Valley towns where mountains are a short drive and an industrial plant is next door. The Merck pharmaceutical plant lies to the south of town. Skyline Drive is the other neighbor: the Swift Run Gap entrance to Shenandoah National Park is on U.S. 33, minutes east of town. The honest trade-off is that you drive for services: Harrisonburg is the nearest full-size city, and the climb east over Swift Run Gap is a mountain road with curves and winter weather.

Neighborhoods & homes

Elkton neighborhoods and homes

Recent Bright MLS closed sales for homes with an Elkton address, as of October 2026, included 45 houses and one townhome. Most fell between $315,000 and $410,000, with a median near $355,000. The typical sold home was built around 1978, holds about 1,655 square feet and sits on roughly half an acre. Current Bright listings are only seven houses, so the active list is small, and it skews larger, with a median build year near 2004 and about two acres. Bright covers part of the Rockingham market, so this is a snapshot.

In-town houses

Older houses on town lots near Route 340 and the town center are the bulk of sales. Expect older construction, town water and sewer in many cases, and town taxes on top of county taxes. Confirm whether an address is inside the town limits.

Newer subdivisions

Current listings include newer houses on larger lots near the town edge. Ask about HOA terms, road maintenance and which school zone the address sits in.

River and bottomland

The South Fork runs through Elkton. Land near the river and its creeks can lie in mapped flood plain, so check FEMA maps and get a flood zone determination.

Acreage with an Elkton address

The Elkton postal area reaches into the foothills and into neighboring Page County. Acreage typically means wells and septic, and some sites are steep, so ask about road access and slope.

Things to do

A weekend in Elkton

Head east on U.S. 33 and climb to Swift Run Gap, a wind gap in the Blue Ridge at 2,365 feet. Governor Alexander Spotswood's expedition reached it on September 5, 1716, and a plaque and stone pyramid mark the crossing. The Swift Run Gap entrance station sits at mile 65.5 of Skyline Drive, and the Appalachian Trail passes nearby.

Back in town, walk Elkton's historic buildings, then spend time on the South Fork. The river runs through town, and its early settlement grew along the banks. Watch for the Elkton Field Day carnival and Blue Sox ball games in summer. Check the town website for current events.
