A South River town that owns America's oldest continually operating show cave

Town, Rockingham County

Living in Grottoes, VA

Grottoes is an incorporated town of 2,899 people on the South River, mostly in Rockingham County with a small part in Augusta County. The town owns Grand Caverns, a show cave open for tours since 1806. Most recent Bright MLS sales in Grottoes fell between $240,000 and $350,000, as of October 2026, with a median near $320,000.

Life here

What is it like to live in Grottoes?

The cave is the town's reason for being. Bernard Weyer found it in 1804 while retrieving a trap, and it opened for tours in 1806 as Weyers Cave. The cave's own site reports more than 200 verified Civil War signatures on its walls, and after the battles of Cross Keys and Port Republic in June 1862, Stonewall Jackson's army camped along the South River. Holly Stover renamed it Grand Caverns in 1926, the Interior Department designated it a National Natural Landmark in 1973, and the Town of Grottoes took ownership on October 1, 2009.

The town name has its own twist. A settlement called Shendun was founded in 1892, its company went bankrupt in 1893, and the name reverted to Grottoes on March 11, 1912. Today it is a compact South River town of 2,899 at 1,112 feet. U.S. Route 340 runs through it north toward Elkton and south toward Waynesboro, and Route 256 runs west toward Interstate 81 near Weyers Cave.

Grottoes sits on the county line. The town includes parts of Rockingham and Augusta counties, but only a small number of its roughly 3,000 residents live on the Augusta side. That matters at closing: county taxes, services and tax records follow the parcel, not the town name. Ask which county a property is in. The town is within about 15 miles of Waynesboro, Staunton, Harrisonburg and Elkton, so commutes in several directions are realistic.

Neighborhoods & homes

Grottoes neighborhoods and homes

Recent Bright MLS closed sales in Grottoes, as of October 2026, included 11 houses and 3 townhomes. Most fell between $240,000 and $350,000, with a median near $320,000. The typical sold home was built around 1998, holds about 1,220 square feet, and sits on roughly a quarter acre. Only three homes were active on Bright, a small sample with a median build year near 1952, and four land listings were active. Bright sees only part of the Grottoes market, so this is a snapshot.

Older in-town houses

The few active listings skew old, with a median build year near 1952 and about 1,850 square feet. Expect older wiring, plumbing and heating, and ask about basements and the South River flood zone.

Newer houses and townhomes

Recent sales lean newer, with a median build year of 1998. Three townhomes sold, which is the lower-maintenance option. Check HOA dues and the rules on renting before you buy.

Lots near the parks

Sold homes sit on about a quarter acre, so in-town lots are small. Houses near John E. Painter Park or Grand Caverns Park put you near ball fields, trails and the pool, but also near event days. Visit on a weekend.

Land and larger parcels

Four land listings were active on Bright. Check which county the parcel is in, whether public water and sewer reach it, and the flood zone along the South River.
