Single-family homes in the POA
Most resort-area homes are detached houses on lots near 0.3 acre, often on slopes. Expect decks, finished lower levels and mountain views. Roads climb and curve, so check driveway grade and winter access.

Resort community, McGaheysville, Rockingham County
Massanutten is a resort community of 2,164 residents (2020 census) in Rockingham County, built around a ski area on Massanutten Mountain near McGaheysville. Recent Bright MLS sales for homes with a McGaheysville address mostly fell between $410,000 and $730,000 as of October 2026, with a median near $515,000.
Life here
Massanutten is a resort first and a neighborhood second. The ski lodge dates to 1972, the slopes opened in 1973, and Great Eastern Resorts bought the resort in 1984. The census treats it as its own place of 2,164 people on about 14 square miles at roughly 1,700 feet,. The land was a health spa site long before: a hotel at natural springs operated from the 1870s until 1915.
The resort supplies the amenities. Massanutten Resort lists skiing and snowboarding, a ShenandoaH2O waterpark, golf, a mountain bike park, and on-site dining. Two golf courses sit on the grounds: Mountain Greens, an 18-hole par 72 completed in 1980, and Woodstone Meadows, a par-65 executive course that opened in 1998. DCSki lists a vertical drop of about 1,100 feet and 14 trails, though figures differ by source, so check the resort for current numbers.
Ownership comes in layers. The Massanutten Property Owners Association covers more than 1,300 lots and homes plus timeshare units, and it runs a gatehouse, its own police department, roads, pools and trails. That is rare for an HOA and is paid for by assessments, so costs and rules matter as much as the house. A rental-heavy neighborhood sits beside year-round residents, with quiet hours of 10 p.m. to 7 a.m. under one listing's posted rules.
Neighborhoods & homes
Recent Bright MLS closed sales for homes with a McGaheysville address, the mailing address Massanutten uses, as of October 2026, included 39 houses and 2 townhomes. Most fell between $410,000 and $730,000, with a median near $515,000. The typical sold home was built around 2001, holds about 2,530 square feet and sits on roughly 0.3 acre. Current Bright listings run older, with a median build year near 1985, about 2,100 square feet, and ten active houses from $300,000 to over $1 million. Some McGaheysville addresses are outside the resort, and Bright covers only part of the market.
Most resort-area homes are detached houses on lots near 0.3 acre, often on slopes. Expect decks, finished lower levels and mountain views. Roads climb and curve, so check driveway grade and winter access.
Townhomes and timeshare-style villas cluster near the resort core. Timeshare units are a separate ownership structure from fee-simple homes, so ask exactly what a listing sells and which association applies.
Homes beside fairways and ski runs get views, and also noise from grooming and play. Ask where the boundaries fall and what easements apply.
Bright shows one active land listing. Building inside the POA means design review under its covenants, plus county permits.

Before you buy
The MPOA funds roads, security, a police department and amenities through assessments, and its budget has been contested. Ask for the current assessment, a budget and recent minutes before you buy.
Road and security costs are tied to long-running agreements between the MPOA and the resort developer. A 2019 report showed timeshare associations leaving the MPOA, which shifted costs toward other owners. Ask what has changed since.
Rockingham County adopted a short-term rental permit in December 2025. Operators, including those in the MPOA, need a permit by December 31, 2026, with a $200 fee. The county does not say where rentals may be located; the MPOA's own covenants may. Confirm both.
The community sits on mountain slopes. Ask about driveway grades, plowing, and how roads are treated in ice.
Ask whether a specific lot is on public water and sewer or a septic system, and who provides each service. The county permit also asks for septic capacity verification where applicable.
No. The census treats it as a place of 2,164 people (2020), but it is governed by Rockingham County. The Massanutten Property Owners Association is a private association with its own gate, roads and police department.
About 1,699 feet above sea level. The ski area lists a vertical drop of roughly 1,100 feet; check the resort for current figures.
Yes. Rockingham County requires a short-term rental permit, including inside the MPOA, by December 31, 2026. The fee is $200 for applications and annual renewals. Check the MPOA covenants too.
